This development project on Gollier Strasse and Theresienhöhe forms the southeast corner of the Forum Schwanthaler Höhe complex, where a new multi-use building will house offices, a fitness center and restaurants.
The site, with its uninterrupted views of Theresienwiese, is considered one of Munich’s best addresses. Following planned demolition of the existing building, the feasibility study calls for a structure with its own unique identity and a prominent landmark in keeping with the “spirit” of the local area. This is achieved by reviving certain features of the existing 1970s architecture and reinterpreting these design elements with a contemporary vocabulary. One particular focus of the developers is an attractive façade for this prominent urban location at the edge of the slope overlooking Theresienwiese.
The objective of the project is to streamline the complex urban setting with a simple, straightforward building. Locating public spaces such as the restaurant, café and fitness center on the ground level and office space on the upper floors facilitates an urban-design dialogue with neighboring architecture. The staggered heights of this new city landmark act as a mediator between the contours of existing buildings. The core structures are also configured to provide a wide range of high-value spaces such as roof terraces and outdoor workplaces with a direct sightline to the Theresienwiese. The visual impact of the building relies on a series of horizontal white bands that reference features of the original architecture.
